While the primary business is a 100-unit operation in Dallas, TX, they also offer listings in Los Angeles, CA, and Palm Springs, CA. They differentiate themselves through exceptional amenities and services, positioning their units as the "nicest short term rentals in Dallas," complete with wellness features. The client aims to provide a high-touch experience, including a concierge service, ensuring guests feel they have a "passport to a living experience that's simply out of this world.
About the Role:
The Airbnb Operations and Revenue Specialist will own day to day performance of the short term rental portfolio, with a clear focus on increasing occupancy and revenue while preserving an exceptional guest experience.
This person will manage listings across Airbnb and other channels, optimize pricing and availability, handle guest communication, coordinate with maintenance and on site staff, and proactively drive occupancy through marketing and outreach initiatives.
The role is ideal for someone competitive and highly motivated by incentives, who enjoys “owning the numbers” and is excited by the opportunity to double or even triple monthly earnings by consistently reaching occupancy targets.
Key Responsibilities
Airbnb and channel management
- Manage and optimize listings across Airbnb and other short term rental platforms such as Booking dot com, VRBO, Hostfully, AppFolio and similar tools.
- Ensure all listings are accurate, up to date and aligned across all channels, including photos, descriptions, amenities, rules and pricing.
- Monitor channels daily to identify and resolve issues such as broken links, incorrect availability, or errors that could negatively affect occupancy.
Revenue and pricing management
- Use dynamic pricing tools such as PriceLabs and other revenue management systems to adjust rates based on demand, seasonality and events.
- Review occupancy and pricing regularly and make data based recommendations to close gaps and increase revenue.
- Use flexible pricing strategies within agreed limits to help achieve monthly occupancy targets.
Guest communication and customer service
- Respond quickly and professionally to guest inquiries, booking requests and messages, maintaining a warm and service oriented tone.
- Ensure all issues raised in reviews or messages are addressed through work orders and follow up, so that problems are fixed and do not reappear in future reviews.
- Maintain Superhost level communication quality and response times across all channels.
- When needed, communicate with Airbnb and other platforms to resolve disputes, escalate issues and protect the listing reputation.
Marketing and occupancy growth
- Proactively drive occupancy through outreach to locators, real estate agents, corporate housing contacts, relocation companies and similar partners.
- Coordinate email campaigns and follow up to fill calendar gaps and promote longer stays and extensions.
- Use existing photos and videos of the wellness retreat and properties to support basic social media initiatives on platforms such as TikTok, Instagram and Facebook, in collaboration with the client.
- Support planning and promotion of open houses, events and tours that can help attract new guests and partners.
Operations coordination and maintenance follow up
- Coordinate with housekeeping and maintenance teams to ensure units are clean, prepared and ready for check in.
- Create and update schedules for approximately four employees every two weeks, including adding new positions when needed and updating the schedule every Wednesday.
- Track work orders, confirm that issues are resolved, and close out and update tickets on a daily basis.
- Support management of damage claims, refunds and security deposits in collaboration with the client and platform support.
AI integration and process improvement
- Use AI tools to reduce manual workload and improve guest and client experience, for example by creating response templates, automations and workflows.
- Help design and maintain an AI assisted knowledge base using past guest communications and reviews to answer frequent questions.
- Suggest improvements to internal processes, documentation and systems to increase efficiency and consistency.
Reporting and KPIs
- Track and report key metrics such as occupancy, revenue per listing, average length of stay, reviews and response times.
- Monitor progress toward monthly occupancy targets and propose concrete actions to improve performance.
Light executive support
- Occasionally support the owner with simple executive tasks such as managing inbox, organizing small events or reservations and basic calendar support, as time allows and without affecting core Airbnb responsibilities.
Qualifications & Skills
Must have
- Proven experience managing Airbnb or similar short term rental portfolios, ideally at scale.
- Hands-on experience with at least two of the following or comparable tools: PriceLabs, Hostfully, AppFolio, Booking dot com, VRBO or other channel managers and property management systems.
- Strong written and spoken English, with a clear and easy to understand accent for United States based guests.
- Demonstrated experience in guest communication, reservations, revenue management or channel management.
- Comfortable using AI tools to automate responses, build templates and optimize workflows.
- Strong sales and follow up mindset, comfortable calling guests, partners and prospects to encourage bookings and extensions.
- High ownership mentality, competitive attitude and motivation to hit ambitious targets.
Nice to have
- Experience with social media content for hospitality or lifestyle brands.
- Experience running email campaigns or basic digital marketing for occupancy growth.
- Previous work with corporate housing, relocation companies or real estate locators.
- Familiarity with the Dallas hospitality or real estate market.

Compensation and Benefits
- Strong performance based incentives, as requested by the client:
- Any month where occupancy is above 90 percent, the contractor’s salary for that month is doubled.
- The contractor will have flexibility to propose pricing strategies, promotions and campaigns within agreed guidelines to help reach these targets.

- Potential for in person visits to the property in Dallas in the future, funded by the client, if both sides find it useful for training or strategic planning.
